all, the project created 113,000 square feet of addition and
renovation on a fast track, 19-week construction schedule.
The
Challenges:

Create
a corporate office image for the complex. |
| ·
Unify
a dozen empty retail shops into a single functioning office
space for 800 people. |
| ·
Convert
a series of separate mechanical and electrical systems into
one centralized system. |
| ·
Respond
to an extensive scrap metal operation immediately to the
south. |
| ·
Incorporate
a continuing multiplex cinema as a tenant on the site. |

| The
Responses:
|
| ·
The
covered walkway extending along the front of the shops was
enclosed to form an interior hallway. |
| ·
A
special entry tower with a vehicular drop-off was added to
identify the main entrance. |
| ·
Parking
was pulled back 30’ from the building and a landscape strip
was added to overcome the strip mall image. |
| ·
The
roof structure was reinforced to support additional mechanical
equipment. |
| ·
The
windowless south side was opened up with new windows in
conjunction fences and plantings to conceal the junkyard. |
